I’ve been meeting with several homeowners since the weather started getting nicer. A common question always raised was about the warranty of the product. Each manufacturer has their own warranties, but homeowners don’t often read the fine print. So, let’s take this time to compare each manufacturers’ warranties.

 

 

 

GAF

 

Lines: Marquis, Royal Sovereign, Timberline, Timberline HD, Timberline Ultra HD, Timberline American Harvest, Timberline ArmorShield, Grand Sequoia Armorshield, Camelot, Grand Canyon, Glenwood, Sienna, Slateline, Woodland and Monaco

 

Warranty details: Limited Lifetime when you install at 3 components of their system

 

Does the manufacturer have a prorated warranty?Yes, 10 years. Unless you buy additional coverage

 

Does the manufacturer allow transference to new buyer? Yes. Only once. If the new owner files the correct paperwork with GAF and within the first 10 years that the roof was applied. Otherwise it falls to a 2-year protection period for the new buyer.

 

Does the manufacturer have a labor warranty? Yes, but limited. They will only pay labor to install the new system. Removal of the system is not covered. The workmanship is only covered in the first 10 years and only if the system itself is a defect, not the actual workmanship.

 

Ease of reporting a warranty claim:You must notify GAF within 30 days either by calling or by mail. They will instruct you on how to proceed up to and including sending GAF samples of the defective products, at your expense. If you repair or replace the defect before GAF is notified, your claim may be denied.

 

 

IKO

 

 

Lines: Marathon, Armourshake, Crowne Slate, Royal Estate, Cambridge, Dynasty and Roof Shake

 

Warranty details: Limited Lifetime

 

Does the manufacturer have a prorated warranty? Yes, 15 years.

 

Does the manufacturer allow transference to new buyer?Yes, if the sale of house is within 7 years of the shingles being installed, then the remaining time of the Iron Clad warranty will transfer to the new homeowner. If the sale of the home occurs after the 7-year mark, then a prorated warranty shall take into effect.

 

Does the manufacturer have a labor warranty?Yes, but limited. They will only pay labor to install the new system. Removal of the system is not covered. The workmanship is only covered in the first 15 years and only if the system itself is a defect, not the actual workmanship.

 

Ease of reporting a warranty claim:You must notify IKO within 30 days by calling their toll-free number. They will instruct you on how to proceed up to and including sending IKO samples of the defective products, at your expense. IKO may also send out a representative to inspect your roof and you will have to provide access to the roof, all around the structure, and even attic access.

 

 

CertainTeed

 

Lines: XT, Grand Manor, Carriage House, Belmont, Presidential Shake TL, Presidential Solaris, Presidential Shake IR, Presidential Shake, Independence, Landmark Pro, Landmark Premium, Landmark Solaris, Northgate, Landmark IR, Highland Slate, Landmark and Patriot

 

Warranty details: Limited Lifetime

 

Does the manufacturer have a prorated warranty?Yes, 10 years.

 

Does the manufacturer allow transference to new buyer? Yes, if the transfer occurs during the first 15 years (SureStart Period) then a warranty period of 40 years applied to the new homeowner. If the new takes ownership after the first 15 years, then a 2-year warranty will follow.

 

Does the manufacturer have a labor warranty?Yes, but limited. They will only pay labor to install the new system. Removal of the system is not covered. The workmanship is only covered in the first 10 years and only if the system itself is a defect, not the actual workmanship.

 

Ease of reporting a warranty claim: You must “promptly” notify CertainTeed of any possible defects. CertainTeed may ask you to send samples, or they may send a representative to your home.

 

 

Malarkey

 

Lines: Windsor, Legacy, Vista, Highlander, Ecoasis, Alaskan and Dura-Seal

 

Warranty details: Limited Lifetime. Malarkey has also given you the option to choose a warranty from any competing manufacturer as long as the warranty is for similar products.

 

Does the manufacturer have a prorated warranty?Yes, depending on product the prorated warranty is 5-15 years. Most common is 12 years.

 

Does the manufacturer allow transference to new buyer? Yes, if the home is sold during the Right Start Period (non-prorated portion of warranty) then the new buyer will assume the remaining years of the non-prorated warranty. If sold after the Right Start period, then a 2-year warranty will transfer to new buyer. After the 2-year period, the pro-rated portion of the lifetime warranty will kick in.

 

Does the manufacturer have a labor warranty?Yes, but limited. They will only pay labor to install the new system. Removal of the system is not covered. The workmanship is only covered in the first 5-15 years (depending system installed) and only if the system itself is a defect, not the actual workmanship.

 

Ease of reporting a warranty claim: Send certified mail to Malarkey within 30 days of discovery and BEFORE any repairs or changes are made. If repairs or changes are made prior to Malarkey’s written consent will be at the homeowner’s expense. Product samples may be requested by Malarkey and/or a representative may request to inspect the property.

 

 

Owens Corning

 

Lines: Duration, Oakridge, Berkshire, Devonshire, Woodcrest and Supreme

 

Warranty details: Limited Lifetime

 

Does the manufacturer have a prorated warranty? Yes, 10 years (Tru Protection)

 

Does the manufacturer allow transference to new buyer?Yes, if home is sold during the Tru Protection period then the new homeowner may receive the remaining benefits. Then the original lifetime protection warranty takes over. If the sale of the home takes place after Tru Protection period, then a 2-year warranty will be applied.

 

Does the manufacturer have a labor warranty?Yes, they will replace your defective products at their cost.

 

Ease of reporting a warranty claim:You must notify Owens Corning within 30 days either by calling or by mail. They will instruct you on how to proceed up to and including sending Owens Corning samples of the defective products, at your expense. If you repair or replace the defect before Owens Corning is notified, your claim may be denied.

 

 

Atlas

 

Lines: StormMaster Shake, StormMaster Slate, Pinnacle Pristine, Pro Lam, Glass Master and Tough-Glass

 

Warranty details: Limited Lifetime

 

Does the manufacturer have a prorated warranty? Yes, 10 years.

 

Does the manufacturer allow transference to new buyer? Yes, only within the first 5 years. After the 5-year mark, no warranty will be transferred.

 

Does the manufacturer have a labor warranty? Yes, all labor is included during the first 10 years as long as the defect is blamed on the product.

 

Ease of reporting a warranty claim:Notify Atlas within 30 days of discovery. They may ask to send, at your expense, material samples and/or pictures. Repairs made prior to or during the investigation may be at your expense.

When looking at warranties, forget the limited lifetime mumbo jumbo. Because frankly everyone sells it. Look at the non-prorated warranties. That’s where the real meat is. How are you protected during the first few years? By far, IKO and Malarkey have the best warranty in the market. With GAF and Atlas, you can buy more coverage, but you must buy it. Why not just offer it up front? Because it makes them money.
